When you are ready to purchase and have chosen your broker/lender, it is best to be as prepared as possible when you meet with them. All lenders have conditions that need to be filled. Below is a checklist of information to take with you to your meeting to ensure that you’re ahead of the game.

  • Job Letter from your employer
  • Last Pay Stub
  • T4 Slip
  • Void Cheque
  • Notice of Assessment for previous year
  • Bank Statement
  • Name of preferred Lawyer
  • Down payment information (cash, gift, rrsp etc)
  • List of credit cards, loans, and lines of credit with balances owing

If this is not your first purchase or you are renewing at a lower rate with another lender, you may be required to supply this additional information.

  • Mortgage Statement from the previous year
  • Copy of the existing mortgage with your current lender
  • Property Tax Statement
  • Property Survey Certificate
